What to check before booking an apartment

1. What it costs on your exact dates

The nightly price in a listing is almost always written as “from” and refers to the smallest number of guests. Ask for the total for the whole period and for your number of people: the gap between the “from” price and the actual bill for four can be considerable. On our site the exact figure is worked out by the calendar on the apartment page once the dates and guests are set — before any booking and without registering.

2. Whether there is a deposit and how it is paid

A deposit is a refundable amount against damage, separate from the price of the stay. Check three things: the size, how it is paid and how it is returned.

Ours is from 5 000 ₽, by bank transfer only.

It is returned after check-out and a check of the apartment. If a booking is cancelled less than 2 days before arrival, the deposit is not returned.

3. When check-in and check-out are

The billing hour is not a formality: if your plane lands in the morning and check-in is from 14:00, you need somewhere to spend half a day. Ask about late arrival too — not everyone is willing to meet you at night.

Our check-in is from 14:00, check-out until 12:00, and arrival is possible until 23:30. Check-in is contactless: the door code arrives in a messenger, nobody comes to meet you and you do not have to wait for anyone.

4. The house rules in full, not in general terms

People are turned away at the door, and usually not out of spite but because a condition was written down and not read. The standard set looks like this:

  • guests must be 23 or older, with ID at check-in
  • no pets
  • not for parties or events
  • quiet hours from 23:00
  • smoking only on the balcony or outside, otherwise the cost is withheld from the deposit

Breaking the rules means being asked to leave. The day of departure and the following day are not refunded.

5. Who you are dealing with — the owner or an agent

It decides who solves the problem if something in the apartment does not work. An agent passes the message on and waits for an answer; an owner deals with it. It is easy to check: ask for the address and the floor before booking, ask for fresh photos, and see whether the details match those published on the site.

6. Which documents you get

A business traveller needs a set for the accounts department, not a receipt in a messenger. Ask in advance whether the host works with companies and by bank transfer — such documents are issued badly after the fact. What we provide is described on the page for companies.
