What “directly from the owner” means
That the apartment belongs to the person you are talking to. Not to a management company, not to a subtenant who took it for a month, and not to an agent who passes your questions further along. The difference shows not when you book, but when something goes wrong: no hot water, a lock that will not open, a need to leave a day early.
The platform service fee
Booking platforms earn on commission, and it is paid either by the guest on top or by the host — who builds it into the price. Either way it is in your bill. Renting directly removes that markup: you pay for the apartment, not for the shop window it is displayed in.

How to check you are dealing with the owner
- ask for the exact address and floor before booking. An agent often answers evasively — the address comes after payment;
- ask for a fresh photo of a particular room. An owner needs a minute;
- look at the registration details: the tax ID and the state register number should be published and verifiable in open registers;
- notice whether the photos show one apartment. A set of “one kitchen, three different living rooms” means different properties and, most likely, different owners.

What direct renting gives you besides the price
- the question is settled by the person responsible for the apartment, not by a support desk;
- late arrival, early departure and extensions are agreed directly, not through a form;
- documents for a business trip are issued by the owner — with no chain of approvals;
- you know where you are going: the address, the floor and photos of that particular apartment are known before booking.
